Rental Requirements

Below is a list of basic criteria we take into consideration in order to rent out a property from us. PLEASE TAKE A LOOK AT THE REQUIREMENTS BEFORE PROCEEDING. You will need to fill out all information to complete the rental application process. There is a $45.00 nonrefundable application fee and $30.00 for each additional adult occupant on the lease. Applications will not be processed until all fees have been paid. All information obtained through the credit and background checks will not result in your application being denied or approved. We take into consideration all information as a whole. Your application status of being accepted or denied is good for a 60-day period for any of our properties.

1. Application.

2.  Copy of Photo ID.  ID must be issued from same state as the property you are applying for: Indiana or Michigan license.

3. Credit/background check.

4. Credit of 625+

5. Employment history: current and previous.

6. Most recent 3 check stubs or monthly bank statement. 

7. Income 3 times the amount of rent.

8. Rental history: Current landlord and previous.

9. Evictions & judgments. No eviction within last 5 years. 

10. Additional occupants or residents.

11. If over 18, additional application will need to be completed.

12. Pets (if any). Type, license, registration, vaccination. Note: Not all properties accept pets. 

13. Reason(s) for moving. 

14. We no longer accept section 8 at this time.  

15. Renters insurance is required and must be provided within a week of taking occupancy of the property.

16. Our rental properties cannot be used for business purposes, sub-leasing, subletting or illicit activity of any kind. All persons residing in the property must be on the signed lease: No exceptions.

Applications will be automatically denied for any false or misleading information provided.
